Mortgage Life Insurance vs. Personal Life Insurance: What’s the Difference?

Understand key differences between lender-offered mortgage life insurance and an individual life insurance policy.

When you take out a mortgage, you may be offered mortgage life insurance by a lender. You may also consider an individual life insurance policy. These products can serve different purposes and have different terms, so compare the actual policy documents rather than assuming they are interchangeable.

1. Who receives the benefit?

With many lender-offered mortgage life insurance products, the benefit is generally intended to pay down or pay off the eligible mortgage balance, subject to the contract. With an individual life insurance policy, the named beneficiary generally receives the death benefit and can use it according to their needs.

2. How can the coverage amount change?

Some mortgage life insurance benefits decrease as the mortgage balance decreases, while premiums may not decrease in the same way. An individual term policy may provide a level death benefit during its term, depending on the contract.

3. What happens if you change lenders or move?

Lender-offered coverage may be connected to a particular mortgage and may have conditions if the mortgage changes. An individual policy may be separate from a specific lender, but its portability and continuation depend on the policy terms.

4. How does underwriting work?

Application questions, eligibility, medical underwriting and when coverage takes effect can differ by product. Understand when you are covered, what exclusions apply and whether the insurer can decline a claim based on the policy and application.

5. Compare the cost and flexibility

Ask for the premium, coverage amount, exclusions, renewal or cancellation conditions and how a claim is paid. Do not compare price alone; compare what the policy actually provides.

6. Consider your family’s wider needs

Your family may need funds for living expenses, childcare or other debts in addition to the mortgage. An individual policy may offer flexibility, but the right choice depends on your goals, budget and eligibility.

7. Read before you sign

Request the certificate or policy contract and ask a licensed insurance advisor to explain the differences. Mortgage life insurance is optional; understand whether declining it affects the mortgage offer and ask the lender to confirm any relevant conditions.

Quick checklist

  • Ask who receives the benefit and how it is calculated.
  • Confirm whether the benefit decreases with the mortgage balance.
  • Review exclusions, underwriting and when coverage begins.
  • Ask what happens if you refinance, switch lenders or pay off the mortgage.
  • Compare costs and coverage with an individual policy.
  • Choose based on your needs and the contract—not assumptions.
General information only; eligibility, terms and availability vary by lender, insurer, contract and individual circumstances.
